Does a home need a sump pump if it has never flooded before?

It comes down to the specific low point being protected: a garage bay set a few inches below the rest of the slab, a mechanical pad, or a corner of yard that drains back toward the house instead of away from it. A heavy rain event across South Florida can raise the water table faster than a floor drain can move it on its own, and that gap is exactly what a sump pump fills. Davie’s slab-on-grade construction means there is rarely a true basement to worry about, but a sunken garage or a low equipment room is still a real vulnerability on some properties.

Not every property needs one, and we say so during an assessment rather than recommending a pump by default. Where one is warranted, what matters most is not the pump itself but whether it is actually tested and whether it keeps running once a hurricane knocks out utility power.
