Regular Broward County coverage

Plumbing built around wells and septic tanks, not city lines

Southwest Ranches incorporated to protect its acre-plus lots, and was never built out with a centralized sewer main to match. We treat a call here as a well-and-septic property from the start, then confirm what is actually on site.

Q.

Do you work on homes that run on a private well and septic tank instead of city water and sewer?

Yes, and in Southwest Ranches that is the ordinary case rather than a special one. The town was incorporated in 2000 to preserve its rural, large-lot character, and it has no centralized sewer system to this day, so new construction still shows a septic tank and drain field on the site plan rather than a sewer tie-in.

That changes how we work a call. A well and pressure tank produce a different pressure pattern than a municipal main, so weak or surging pressure gets diagnosed against the well equipment first. And since the drain field is doing the work a sewer plant would otherwise do, we pay closer attention to what is allowed to go down it.

Water source follows the same parcel-by-parcel pattern as sewer. Some properties draw from a private well, while others sit on City of Sunrise Utilities water mains extending into the town, so we confirm which system feeds an address before diagnosing a supply issue rather than assuming one setup.

SOUTHWEST RANCHES, SPECIFICALLY

A town with no sewer main by design

Minimum lot sizes run one to two and a half acres

Zoning districts like Rural Estate and Rural Ranches set lot minimums at a full acre or more, which is why utilities run parcel by parcel here instead of block by block.

Septic capacity is a real limit, not a formality

With a drain field handling wastewater for the whole property, a garbage disposal or an added bathroom is a question about the system’s remaining capacity, not just the fixture itself.

Well pressure behaves differently than a municipal main

A pressure tank and well pump produce their own pressure curve, so weak or cycling pressure is chased through the well equipment first.

Areas we already know

Southwest Ranches sections our trucks recognize

  • Sunshine Ranches

One of the town’s original large-lot communities, still on individual wells and septic like most of Southwest Ranches.

  • Rolling Oaks

A large-lot pocket where well pump and pressure-tank service is a routine call, not an unusual one.

  • Landmark Ranch Estates

A gated estate community where one property can carry a main house, a guesthouse and a single septic system.

Quick answers for Southwest Ranches

Is my property definitely on septic if I live in Southwest Ranches?

Almost certainly, though we confirm it on site rather than assume. The town has never built a centralized sewer system, so septic is the default across nearly all of it.

Can you find and service a well pump if I do not know where it is?

Yes. On large-lot properties the wellhead and pressure tank are not always where a homeowner expects, and locating them is part of the visit.

Is my water from a private well, or is it a utility that supplies it?

It depends on the parcel. Some Southwest Ranches properties run on a private well, others sit on City of Sunrise Utilities water mains that extend into town, and we confirm which one feeds your address first.

Is Southwest Ranches too far from your Davie base for a real response?

No, it’s actually one of our closest cities: about 10.5 kilometers from our Davie base, handled the same as any nearby call.

Do you come out to Southwest Ranches after hours?

Yes. Nights, weekends and holidays get the same answer as a weekday afternoon: a real person picks up.
