I live in an Aventura high-rise. Is a plumbing leak my problem or the building’s?

It depends on which pipe is actually leaking. Aventura’s towers were built in distinct waves, from Turnberry Isle’s twin towers in 1979 and 1980 to Williams Island’s high-rises in the late 1990s, and like almost every condo tower of that design, each one runs a shared vertical riser down through the building with individual units branching off it. A leak inside your own unit’s branch is typically yours; a leak in the shared riser or main stack is usually the association’s.

Age matters here too. Florida now requires older high-rises to go through a mandatory structural and life-safety milestone inspection, and buildings that reach that point routinely turn up aging risers and shared stacks alongside the structural items, which is one reason a plumbing problem in an Aventura tower is rarely just about one unit.

The land that became Aventura was still swamp and marsh when a developer purchased 785 acres of it in 1967, so unlike some of Broward’s older cities, there is essentially no 1920s or 1930s housing stock to plan around.

Florida’s post-2022 structural recertification law applies to high-rises once they reach a set age, and at least one Aventura tower has already been reported failing that review, with building systems including plumbing part of what gets examined.

Do you work inside Aventura high-rises, or only single-family homes?

High-rise condos are the majority of what we see in Aventura, and telling a unit-level issue apart from a shared riser problem is part of a normal visit.

My building is going through its milestone inspection. Does that affect my unit?

It can. That review often surfaces aging shared plumbing alongside structural items, and any resulting work usually runs through the association rather than a single owner.

Is Aventura too far from your Davie base for a quick response?

No. It’s about 15 kilometers out, comparable to several of our closer cities, and it’s built into how dispatch schedules the day rather than handled as a special trip.

Who do I even call first, you or the condo association, when a pipe leaks?
