Does it matter whether my North Miami Beach house is on a canal or further inland?

It can. Eastern Shores, a gated peninsula neighborhood on the city’s east side, was laid out around a network of man-made canals dug deep enough in places to open onto Maule Lake, and only a small handful of its roughly 300 lots sit without direct access to that water. On a street built that way, we expect the exterior hose bibs and fittings to be carrying more salt-air corrosion than the same fixture would show a mile inland.

Further west, sections like Uleta sit inland along I-95 without that exposure, so a service call there is usually a straightforward age-and-wear question rather than a corrosion question. We treat the two differently rather than applying one assumption citywide.

The city’s own water utility, NMB Water, adds a third factor. North Miami Beach owns and runs it, reaching well past city lines into Miami Gardens, Aventura and other cities, so a pressure or supply question gets checked against a large regional network, not a small local one.
